Session 1. The Economic Model of a Resort City
In this session, we will examine a resort city as a system of external cash flows. We will analyze the multiplier effect of tourism, the income structure of a tourist city, key stakeholders — business, real estate development, and the municipality — as well as basic models of resort development.
Practical assignment: creating an economic map of a resort city: income structure and main cash flows.
Session outcome: the participant understands where and how profit is generated in a tourist city.
Session 2. Resort Development Models: Comparative Analysis
In this session, we will examine mass-market, premium, and mixed resort models. We will discuss the role of infrastructure and the event economy, dependence on external markets, overheating and growth sustainability, and conduct a comparative analysis of international cases.
Practical assignment: conducting express benchmarking of a selected resort based on key economic indicators.
Session outcome: the participant can compare resorts and identify the strengths and weaknesses of their economic models.
Session 3. Resort Real Estate Economics and Investment Returns
In this session, we will examine the impact of tourist flows on the real estate market, monetization models — short-term rental, long-term rental, and apart-hotels — key investment performance indicators such as yield, occupancy, ADR, and RevPAR, factors driving growth in price per square meter, and signs of market overheating.
Practical assignment: calculating an investment model for an apartment and assessing returns under different rental scenarios.
Session outcome: the participant understands the basic financial model for evaluating resort real estate.
Session 4. Analysis of Tourist Flows and Demand Forecasting
In this session, we will examine the structure of tourist flows, seasonality and its impact on business, indicators such as arrivals, nights, average stay, and spend per tourist, diversification of source countries, and the relationship between tourist flows and real estate returns.
Practical assignment: building a seasonal model of tourist flows and assessing its impact on real estate returns.
Session outcome: the participant can analyze the structure of tourist demand and assess its sustainability.
Session 5. Analytics Tools and Investment Due Diligence of a Resort
In this session, we will examine sources of official statistics, market tools for analyzing tourism and real estate, digital demand indicators, analysis of construction volume and supply structure, as well as an algorithm for conducting an investment assessment of a city.
Practical assignment: collecting and structuring an investment dashboard for a selected resort.
Session outcome: the participant receives an algorithm for analyzing a resort market before making an investment decision.
By the end of the course, the participant:
- understands the economic model of a resort city;
- can analyze tourist flows;
- can calculate the profitability of resort real estate;
- can identify risks of market overheating;
- has the tools to conduct investment due diligence of a city.
Course Outcome
At the end of the course, participants will prepare a Final Course Project with a public defense. This will help promote the project in the public space and attract employees, partners, and investors.
In addition, each participant will receive a personal analytical template — a dashboard for evaluating any tourist city.
